The local property market can be described as a Buyers market which means you currently have a lot of bargaining power. 2. What can you afford?

SA HomeLoan Tips:With the festive season fast approaching, you’re most likely preparing for a few weeks of big spending. Whether it is for gifts or holiday trips most people look towards their credit cards and personal loans to finance these expenses – this is often a huge mistake. We all know that personal loans and credit cards are high interest - short term debts, which can quickly build up and become a mountain to steep for many South Africans to overcome. Here’s how you can get the Cash you need and avoid those high interest rates: For once your home loan can actually work for you. You’ve been paying off your mortgage for years and your property value has most probably increased substantially in this time. With you outstanding Bond amount far lower than the current market value of your property, you have a perfect opportunity to apply for a mortgage re-advance or further bond. Here’s why a mortgage re-advance is a the smarter move…Bigger loan amounts
The maximum loan size it based on your current property value, so getting a loan amount of over R100 000 is much easier if there’s enough value in the property. Pay interest at is lower than Prime not higher
Credit Cards and Personal Loans are high interest debts your home loan is a very low interest debt which means you pay less for a bigger loan amount Pay it off over a longer term to lower your monthly repayments
Credit Cards and Personal Loans are short term debts, but your home loan can be paid off over 30 years which means you’re monthly repayments are smaller and easier to manage. Speak to a Home Loan Consultant now for more information about Home Loan re-advances and Further Bonds - Click HERE
Mortgage Re-advances

SA Home Loans TipsHome Loan Readvances offer you an opportunity to secure a large loan amount at a very low interest rate. A Home Loan Readvance allows you to borrow all or part of the portion of your Mortgage you’ve already repaid. The process is much faster than applying for a Further Loan (or 2nd Bond), and it has the extra benefit in that you’ll be paying a very low interest rate on that loan amount. If you’re considering doing some renovations to your home or if you’re looking for a loan for a holiday trip, it makes more sense to apply for a Mortgage Readvance and secure a low interest loan then to apply for a personal loan or to use your credit card. Further benefits of Home Loan Readvances are that you are able to pay off the outstanding amount over the full term of your bond so your montly repayments are much more manageable. Speak to one of our Home Loan consultants now about applying for a home loan re-advance.

Reverse mortgages

Equity release mortgages keep getting bad press, but again it is unjustified in my opinion. It is another product for consumers to choose from, particularly important in this underserved section of the market. Of course the banks aren’t going to work for free, and this is just the start of the product innovation. We have had 90 year old client who are delighted at this product, all they want to do is have a big party, and good on them.

This is a slightly biased story from Charlene on interest only home loans. Obviously they are not for everyone, but anything that gives consumers more choice is a good thing. Again, make sure you get good mortgage advice from Independent brokers.

In any market the first people to profit in a boom are the brokers as they are selling the ‘picks and shovels in a goldrush’. After years of good times, it looks like Estate agents are going to be going through some lean times. I am sure mortgage brokers will be next, only the market leaders will survive.

GIVEN that the average house price is closing in on R800000 and that most people take out a hefty mortgage bond to buy their home, it’s startling that many of us waste money through simple oversights.

Should homeowners fix their mortgages or not? When is the right time to fix their rates, and how should they weigh up the pros and cons? Jacques article is a very good analysis and is good reading for everyone thinking of fixing their rates.

An excellent well balanced article by Gina on the Nedbank’s new equity release product. Innovation and new products In the market Is always good, and some of the negative criticisms of this product Is unjustified. Nedbank are not trying to force every pensioner Into taking this mortgage, but It does give them the option. Sound Independent financial advice Is essential before taking out this product.

Dr Bruggemans is a superb economists, and listening to his lastest predictions at FNB It Is a very brave man who disagrees with any of them. As anticipated the FNB barometer shows excellent growth In the sub R750,000 bracket, which will continue, and a continued real fall In the top end prices, particularly like these new developments In the Cape Town CBD. As always, I am slightly skeptical of any barometer that gets Its Input from Estate agents as they always talk up the market.

Matthew Lester looks at the growing trend of people living longer and not providing for this unexpected longevity, It Is certainly happening In other parts of the world like Japan and France. However his predictions of 16% do look exaggerated, particularly given what other economists are saying. Personally I think they will top out at a maximum of 14%, and even at that level there will be a lot of borrowers In a debt crisis.
